Priory CC114 Limited, (The Employer) required the refurbishment of their recently purchased existing dated 107 bed care home to provide 119 high quality ensuite bedrooms including the adaption of an existing FF day care centre to add the 12 new bedrooms. The scheme is designed to accommodate traditional nursing care but has also been adapted during construction works to accommodate specialist dementia care to the FF.
Neo Projects provided Project Manager, Cost Manager and Employer’s Agent Services. The scheme was procured via a negotiated tender utilising a JCT Design and Build Form of Contract.
Partners on the project include Hunters Limited acting as the Architect, Structural Engineer, PD H&S and PD BSA, Winworth Construction acting as Principal Contractor, Futureserv Consulting Limited acting as M&E Engineer, LBI Design acting as Interior Designer and Orion acting as Fire Consultant.
This was another large scale refurbishment and adaption project but the previous client and contractor and Neo partnerships on similar schemes assisted in the decision making process. Re-engagement of sub contractors who had been involved in previous schemes was also a big factor in the success of the project which is due to handover on 7th May 2026.
Previous experience of undertaking similar projects constructed during the same time period enabled effective specification and pricing of items such as damp and mould renewal, firestopping additional requirements and external façade and roof enhancements. The agreed final account is well within the overall scheme contingency budget and the scheme has completed on programme allowing for the additional late requested works from the client to amend the FF to a specialist care environment which required floor build up and finishes amendments.
