Bolton at Home, (The Employer) required the design, construction, completion and defects rectification of 44 Nr houses, cottage style apartments and apartments and all associated external works at Avenue Street, Bolton. The scheme is intended to cater for residents of all ages.
Neo Projects undertook the role of Employer’s Agent on behalf of Bolton at Home for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme comprised of 100% affordable housing and is a mix of affordable rent and shared ownership. The development provided a range of housing to meet the needs of the area, whilst respecting and enhancing the site’s environmental and cultural assets. The site was previously unused open space and comprised of poor semi-improved grassland in the centre of the site, surrounded by broadleaved woodland. Each house has a front and back garden with one car parking spot provided per house. The apartment block has a communal car park amd includes EV charging points in each bay. The scheme utilises low maintenance materials to give long-term durability and good weathering performance.
Partners on the project included RJD Associates acting as Principal Designer and BTP Architects acting as Architect and Building Regulations Principal Designer. Neo were involved from the initial tender stage, playing a key role in ensuring client design requirements were fully integrated into the design process while maintaining adherence to the agreed budget.
The scheme was completed and handed over to the Employer in September 2025.
