Priory CC47 Limited, (The Employer) required the refurbishment of their existing 84 bed care home to provide 81 ensuite bedrooms to their Willinbrook Model. The scheme is designed to accommodate traditional nursing care but can also accommodate specialist dementia care and care for younger people with neurological care needs.
Neo Projects provided Project Manager, Cost Manager and Employer’s Agent Services. The scheme was procured via a negotiated tender utilising a JCT Design and Build Form of Contract.
Partners on the project include Quadrant ABS Limited acting as the Architect, Winworth Construction acting as Principal Contractor, Federick G. Markland Associates acting as Structural Engineer, Betton Consulting Limited acting as M&E Engineer, LBI Design acting as Interior Designer and RJD Associated acting as CDM Consultants.
The scale of the refurbishment project presented cost and programme risks however the management processes adopted by Neo ensured the project was delivered on time and within the clients budget.
During the early stages of the project several historic fire stopping issues were identified which had the potential to cause budget overruns however by working with the client and the design team to ensure the best route forward was chosen the impact was reduced as far as possible. The Neo team suggested VE alternatives in the later stages of the project to ensure the clients budget was maintained.
The project transformed a home that was struggling to attract clients it into a sought after location for the care of loved ones.
