Priory CC75 Limited, (The Employer) required the refurbishment of their existing dated 120 bed care home to provide 80 high quality ensuite bedrooms to their Willinbrook Model. The scheme is designed to accommodate traditional nursing care but can also accommodate specialist dementia care and care for younger people with neurological care needs.
Neo Projects provided Project Manager, Cost Manager and Employer’s Agent Services. The scheme was procured via a negotiated tender utilising a JCT Design and Build Form of Contract.
Partners on the project include C4 Projects Limited acting as the Architect, Winworth Construction acting as Principal Contractor, Federick G. Markland Associates acting as Structural Engineer, Betton Consulting Limited acting as M&E Engineer, LBI Design acting as Interior Designer and RJD Associated acting as CDM Consultants.
The scale of the refurbishment project presented cost and programme risks however the management processes adopted by Neo ensured the project was delivered for the best value possible.
As part of the early strip out works it became apparent that there were several concealed defects to the existing buildings which would need to be rectified as part of the works. This resulted in significant additional scope for the main contractor. To ensure the client’s cost exposure was reduced as far as possible Neo Projects worked with the contractor to find design solutions that achieved all required standards at the lowest possible cost.
The project was also impacted by the administration of the Approved Building Control Inspector midway through the works however Neo ensured the impact of this was minimised by quickly liaising with other trusted Approved Inspectors to ensure a replacement Approved Inspector was appointed quickly so as not to delay the works.
