Care Concern Group, (The Employer) purchased an existing 55 bed 2 storey Care Home at Gillison Close, Letchworth with the intention to refurbish and adapt the dated 1990’s building to form 50 new care beds with ensuites and enhanced communal facilities. The works were to be carried out in a single phase as the building was to be fully decanted prior to commencement.
Neo Projects undertook the role of Employer’s Agent on behalf of Care Concern Group (CCG) for this development under a JCT Design and Build 2016 form of contract with standard Amendments. This was Neo’s first commission with Care Concern.
The project involved complex refurbishment and adaptions and was cost planned by Neo to ensure that all client aspirations could be achieved. Neo spent much time surveying the building and were able to utilise all their experience in complex refurbishment projects to drive and challenge the design team to detail the most cost effective solutions for the existing building adaptions, whilst achieving high levels of specification to ensure the final product was an attractive and high end facility for the new residents.
Partners on the project include Robert Potter & Partners acting as Architect and Principal Designer, NJP Consulting Structural Engineers, Betton Consulting acting as M&E Consultant and LBI Design acting as Interior Designer. Neo produced extensive detailed feasibilities based upon proposed option appraisals which enabled Care Concern to strategically budget and plan for all future internal specification upgrades. Winworth Construction Limited (WCL) were the successful tendering Contractor and this was then the first of many future projects which were negotiated with WCL and Neo and CCG based upon a developed collaborative partnering team approach to complex refurbishment works.
