Wigan Council, (The Employer) required the design, construction, completion and defects rectification of 40 Nr apartments and all associated external works at the land off Brown Street, Leigh. The scheme is intended to cater for older residents but where there is a local care need for supported living, younger residents are to be accommodated.
Neo Projects undertook the role of Employer’s Agent on behalf of Wigan Council for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme was 100% affordable housing and was designed with flexibility of space in mind with adaptable communal areas and spacious open plan apartments all wheelchair accessible and with generous internal apartment storage spaces. The scheme was designed with sustainability in mind providing high levels of energy efficiency and natural light to minimise energy costs for the residents and reduce fuel poverty. The development includes both ground source heating and photovoltaic panels.
Partners on the project included AFL Architects, Turner & Townsend acting as Principal Designer, Sutcliffe Consulting Structural Engineers and Ridge & Partners acting as M&E Consultant. Neo were instrumental in driving the design development process, achieving client design aspirations whilst maintaining client budget and have also been forceful but fair in negotiating contractual terms and agreeing final contract particulars which enabled the project to progress to the full requirements of the client.
The scheme is now complete and was handed over to the Employer in February 2024.
