FCHO (The Employer) required an experienced and skilled PM to oversee the pre contract delivery of the demolition and clearance of the existing Crossbank and Summervale tower blocks and the design and construction of 88 new homes for rent and affordable home ownership. There is a mix of 1 and 2 bed apartments over 8 storeys together with a mix of 2, 3 and 4 bed family houses. In addition there is off site play areas and the further regeneration of the West Vale estate.
Neo Projects were selected by FCHO to provide PM services and have been instrumental in driving the scheme forward to provide a major benefit to the local community in an area which has been manifesting anti-social behaviour.
Neo have worked closely alongside the FCHO internal teams and with Local Councillors, Local schools and residents to consult on what is important to all stakeholders and what will provide maximum social value to the community.
Neo have managed the pre contract process working with FCHO, the Design Team and NJL Planning Consultants and the new build scheme achieved a unanimous planning approval in June 2021. Neo have also formulated the GMCA Brownfield Housing Funding bid on behalf of FCHO which has been successful and awarded £1.144m of vital funds to assist in the viability of the scheme.
Design Partners on the project include PRP Architects, AJP Structural Engineers and Leclardo M&E Consulting. The demolition works are to start in August 2021 and the new build will start on site in May 2022.
