Wigan Council, (The Employer) required the design, construction, completion and defects rectification of 6 Nr cottage style Apartments and all associated external works and services at the land off Factory Street, Tyldesley. The site neighbours residential dwellings. The scheme is intended to cater for residents of all ages.
Neo Projects undertook role of Employer’s Agent on behalf of Wigan Council for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme was 100% affordable housing comprising of affordable rent homes. The road layout has been adapted to provide access to the site via Alfred Street creating space for 6 No. parking spaces for residents of the proposed apartments and maintaining 1 No. parking space for existing residents of the bungalows to the South. Each home includes carpets throughout and back gardens. Each home achieved EPC B and included the Implementation of Air Source Heat Pumps and Photovoltaic Panels.
Partners on the project include RJD Associates acting as Principal Designer and John McCall Architects acting as Building Regulations Principal Designer. Neo have been instrumental in driving the design development process, achieving client design aspirations whilst maintaining client budget and have also been forceful but fair in negotiating contractual terms and agreeing final contract particulars which has enabled the project to progress to the full requirements of the client. The scheme is complete and was handed over to the Employer in August 2025.
