Wigan Council, (The Employer) required the design, construction, completion and defects rectification of 12 Nr cottage style Apartments and all associated external works and services at the land off Belle Green Lane, Ince-in-Makerfield. The site neighbours residential dwellings. The scheme is intended to cater for residents of all ages.
Neo Projects undertook the role of Employer’s Agent on behalf of Wigan Council for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme was 100% affordable housing comprising of affordable rent homes. The surroundings offer a number of established education, retail, health and leisure facilities and employment opportunities. There is additional landscaping in place to supplement the landscaping that was previously in this area. EV Charging points were installed to each parking bay. The scheme includes both ground source heating and photovoltaic panels.
Partners on the project included RJD Associates acting as Principal Designer and John McCall Architects acting as Building Regulations Principal Designer. Working from initial tender stage, Neo ensured that the client’s design requirements were clearly defined and embedded into the scheme, with careful control of budget adherence. Neo were also forceful but fair in negotiating contractual terms and agreeing final contract particulars which has enabled the project to progress to the full requirements of the client.
The scheme is now complete and was handed over to the Employer in January 2026.
