Belsize HC26 Limited (Care Concern)

The Project

Belsize HC26 Limited, (The Employer) required the refurbishment of their recently purchased existing dated 161 bed care home to provide 161 high quality ensuite bedrooms to their Willinbrook Model. The scheme was undertaken under 2 phases commencing in late 2022 with the adaption of the 40 bed unit known as Silver Lodge to the right of the image above and then seamlessly into the phase 2 main building for the remaining 121 bed unit. New ensuites were provided throughout, new assisted baths and sluices and kitchen and laundry equipment. The phase 2 refurbishment works were undertaken whilst the phase 1 building was being occupied.

Neo role

Neo Projects provided Project Manager, Cost Manager and Employer’s Agent Services. The scheme was procured via a negotiated tender utilising a JCT Design and Build Form of Contract.
Partners on the project included C4 Projects Limited acting as the Architect, Winworth Construction acting as Principal Contractor, Federick G. Markland Associates acting as Structural Engineer, Betton Consulting Limited acting as M&E Engineer, LBI Design acting as Interior Designer and RJD Associates acting as CDM Consultants.

This is the largest project in terms of existing and final bed numbers undertaken by the team to date and it presented numerous challenges in terms of requirements for asbestos removal, additional firestopping and remedial works to roofs and windows.

The Phase 1 adaptions had to be completed independently so that all systems and installations could be fully operational whilst the main building works were then undertaken. At the end of phase 2 all systems and installations such as nurse call and fire alarm and door access had to be integrated back into the whole building to operate from one main installation.

Major lesson learned from phase 2 of this project was the extent of poor firestopping works carried out in buildings constructed to the latter end of the 20th century and how all clients really need to invest resource and time in detailed intrusive fire stopping examinations and surveys ahead of major refurbishment investment. Notwithstanding this the client was very happy with the final project and has re-engaged the team on further schemes acknowledging the collaborative approach managed by Neo.
