The Project

Southway Devco Ltd, (The Employer) required the design, construction, completion and defects rectification of 29Nr apartments and all associated external works, drainage and incoming services at land at Cross Road, Chorlton. The site borders Beech Park to the Southern boundary. The project is for shared ownership, delivering affordable housing to Chorlton with an exceptional outlook over Beech Park for local residents and community benefit.

Neo role

Neo Projects undertook the role of Employer’s Agent on behalf of Southway Devco Ltd for this development under a JCT Design and Build 2016 form of contract with standard Amendments.

The scheme is 100% affordable housing comprising shared ownership apartments. The site is positioned adjacent to Beech Park, providing an attractive outlook to the south. Surrounding uses include a mix of residential properties and commercial/leisure premises to the north, east and west. The development benefits from strong local transport links and access to amenities within Chorlton and beyond. The scheme has been designed with sustainability in mind, delivering high levels of energy efficiency to reduce running costs and support long-term affordability for residents.

Partners on the project included J Greenwood Ltd acting as Principal Contractor, RJD Associates acting as Principal Designer, View Associates as Architect, Sutcliffe as Structural Engineer, and Davies Partnership as M&E Engineer. Neo played a key role in coordinating design team meetings, managing instructions, and maintaining robust cost control throughout. A collaborative approach was adopted to balance quality, programme and budget, ensuring the client’s aspirations were achieved. The scheme was successfully completed and handed over to Southway Devco Ltd in January 2026.
