The Project

For Housing DevCo, (The Employer) required the design, construction, completion and defects rectification of 18 Nr apartments and all associated external works at the land off Dudley Street, Eccles. The apartment building is three-storey and there is a mix of 1 and 2 bed apartments. The scheme includes Social rent homes to accommodate younger and older residents.

Neo role

Neo Projects undertook the role of Employer’s Agent on behalf of For Housing Dev Co Ltd for this development under a JCT Design and Build 2016 form of contract with standard Amendments.

The scheme delivered 100% affordable housing, providing homes for 18 families in the local area. There is wheelchair access provided. There is a generous amount of soft landscaping surrounding the building as well as communal circulation areas. All of the apartments were constructed to achieve EPC B and the building was constructed to allow natural light to minimise energy costs for the residents and reduce fuel poverty and was designed with flexibility of space in mind with adaptable communal areas and spacious open plan apartments all wheelchair accessible and with generous internal apartment storage spaces.

Partners on the project included RJD Associates acting as Principal Designer. Regular progress reporting, payment certification, and quality inspections ensured transparency and consistency, supporting timely decision-making and maintaining delivery against programme and budget.

The scheme was Completed and handed over to the Client in February 2025.
