Weaver Vale Housing Trust (WVHT, The Employer) required the design, construction, completion and defects rectification of 20 Nr houses and all associated external works and services at the land of the former Beeston Cattle Market in Beeston, Cheshire. The scheme was a land and build deal with Eaton Homes as part of a wider masterplan and part of the S106 agreement.
Neo Projects undertook the role of Buyer’s Agent on behalf of Weaver Vale Housing Trust for this development under a Sale and Development Agreement.
The scheme was 100% affordable housing comprising 7 no shared ownership, 6 no Rent to Buy and 7 no affordable rent homes. Four different housing types have been included on the scheme presenting potential customers with a variety of options for their desired home. The homes have been designed with low energy usage with all light fittings being low energy and the fitting of low E-glass doubled glazed units.
The scheme has been procured under 2 separate phases and under 2 separate agreements. The first phase was a 10% / 90% deposit and final payment on completion of each property whilst the second phase was constructed under the stage payment process and Neo had to certify each stage for the appropriate payment from Golden Brick, roof 1st fix, 2nd fix and PC.
Neo have been essential in managing client and developer relationship as this was the first scheme the developer had undertaken with a Registered Provider (RP) and much “hand holding” was undertaken by Neo to guide the developer through the typical RP processes and requirements.
