Care Concern Frinton Limited, (The Employer) was in ownership of an existing 70 bed 2 storey Care Home, Beaumont Manor which had a wing of ten unoccupied self-contained apartments. They required the conversion and adaption of these 10 apartments to form an additional 21 bedrooms with ensuites. The works were to be carried out in a single phase with some minor works being undertaken at the same time to certain areas of the main occupied care home.
Neo Projects undertook the role of Employer’s Agent on behalf of Care Concern Frinton Limited (CCG) for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The project involved complex refurbishment and adaptions and was undertaken by FMC Developments Limited who were a small fit out contractor who had worked for CCG but not on a project of this size and nature. The scheme therefore needed a strong and effective approach from Neo which gave the Client the confidence that the project could be delivered by the inexperienced contractor. Neo developed a strong relationship with the contractor and the design team alongside the client and the scheme was delivered within the contingency budget which was very satisfying for the client who completely understood the limitations of the smaller contracting organisation.
Partners on the project included LAP acting as Architect and Principal Designer, Orion acting as Fire Consultant, Betton Consulting acting as M&E Consultant and LBI Design acting as Interior Designer.
