Bolton at Home, (The Employer) required the design and construction of 6 no 2 bed 4 person houses for affordable rent on a small garage site in Farnworth, Bolton. The land and build package deal was brought to Bolton at Home by the modular contractor Amro Construction and involved a modular SIPs system of construction which enabled quick erection on site of the superstructure.
Neo Projects undertook the role of Employer’s Agent on behalf of Bolton at Home for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme was of modular construction with SIPs panels and first fix electrics and plumbing being undertaken in the factory. It consisted of 3 no 80m2 spacious semi-detached affordable rent houses and was designed with flexibility of space in mind. The roof space can be easily adapted to enable an extra bedroom and bathroom. The scheme was designed with sustainability in mind providing carbon neutral energy efficiency with the roof being constructed entirely from photovoltaic panels.
Amro Construction were a new Contractor on the affordable housing scene and were looking to bring their modular housing model to many RPs. Unfortunately Amro went into insolvency as the project approached completion. However Neo were instrumental in negotiating the completion of the project with a local Contractor McCauls and successfully managed a programme of completion and gathering of all completion certification and discharges to enable the Client to take 6 much needed affordable dwellings for young families.
