The Project

Demolition and site clearance works had previously taken place on the site, as instructed by the Peaks and Plains Dev Co, (The Employer). Following this, the Employer required the design, construction, completion and defects rectification of 28 Nr apartments and all associated external works and at Winstanley House Close, Knutsford. The scheme is intended to cater for residents of all ages.

Neo role

Neo Projects undertook the role of Employer’s Agent on behalf of Wigan Council for this development under a JCT Design and Build 2016 form of contract with standard Amendments.

The scheme comprised of 100% affordable housing and has been designed with flexibility of space in mind with adaptable communal areas and spacious open plan apartments all wheelchair accessible, including the installation of lifts and with generous internal apartment storage spaces. The scheme has been designed with sustainability in mind, providing high levels of energy efficiency and natural light to minimise energy costs for the residents and reduce fuel poverty. The scheme includes both ground source heating and photovoltaic panels.

Partners on the project include RJD Associates acting as Principal Designer, and Davies Partnership acting as M&E Consultant. Appointed at tender stage, Neo played a key role in coordinating the incorporation of the client’s design brief into the design development process, maintaining strict budget compliance and undertaking regular site inspections to ensure build quality met required standards, alongside administering post-contract variations.

The scheme was completed and handed over to the Employer in March 2025.
