Irwell Valley Developments Ltd, (The Employer) required the design, construction, completion and defects rectification of 24Nr apartments and all associated external works, drainage and incoming services at land off Middleton Road, Crumpsall. The site was cleared and forms part of a wider development site which includes the construction of Whitehouse Club. The site borders residential houses and brings much-needed affordable rent apartments to Crumpsall.
Neo Projects undertook the role of Employer’s Agent on behalf of Irwell Valley Developments Ltd for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The scheme comprises 18 affordable rent apartments in Crumpsall, delivering high-quality homes within a well-established residential area. The surrounding neighbourhood is predominantly residential, with good access to local schools, community facilities, and established transport routes providing convenient connections into Manchester city centre and surrounding areas.
Sustainability has been a key focus of the scheme, with the inclusion of MVHR (Mechanical Ventilation with Heat Recovery) systems to improve energy efficiency and indoor air quality. In addition, electric vehicle charging infrastructure has been incorporated to support sustainable transport choices for residents.
The project team included Branley Homes Limited as Principal Contractor, RJD Associates acting as Principal Designer, and Grays Architecture Ltd as Architect. Neo fulfilled the role of Employer’s Agent by acting as the primary interface between the client and contractor, ensuring clear communication and effective decision-making throughout the project. Responsibilities included managing change control procedures, coordinating handover processes, including practical completion, and ensuring all necessary documentation was in place. This comprehensive approach supported a smooth delivery process while maintaining alignment with the client’s objectives, delivering the project earlier than programmed in February 2026.
