Guinness Developments Limited (the Employer) procured the design and construction of 20 new houses at Benmore Road, Manchester, together with all associated external works, drainage infrastructure and incoming services. The development was designed to deliver high quality, energy efficient affordable housing, with the specification incorporating measures to achieve an EPC ‘A’ rating, subject to photovoltaic provision.
Neo Projects Limited was appointed as Employer’s Agent on behalf of Guinness Developments Limited, providing full pre contract services including procurement advice, coordination of tender documentation, negotiation of the final specification and post-contract services under a JCT Design and Build 2016 form of contract with Amendments.
Working closely with the wider consultant team, including John McCall Architects and RJD Associates as Principal Designer, we provided commercial and technical oversight throughout the duration of the project ensuring that the Contractor (P Casey & Co Limited) maintained quality expectations, budget and programme alignment.
The scheme delivered 100% affordable housing compromising of affordable rent units. Each property benefited from private dedicated parking which included electric vehicle charging and private rear gardens. The scheme achieved Practical Completion in June 2025 and was successfully handed over to Guinness Developments Limited.
